Obviously, the answer will vary from project to project. The following, however, are signs that you should strongly consider calling a roofing company to replace your roof:
Your roof is nearing the end of its expected lifespan.
Typically, asphalt roofs will last 20-25 years. (Other materials have different lifespans; a roofer will let you know if it’s time to replace your TPO roof.) If your roof is near the end of that span, replacing it now might be cheaper in the long run than continued repairs.
You notice inconsistent or darker colors on some portions of your roof.
This is a sign that your shingles are losing granules, which is itself a sign that your roof is ready for replacement. You might also find shingle granules in your gutters when you go to clean them.
You can see daylight through the roof boards.
You should not be able to see sunlight coming through the roof when you go into your attic and look up. If this happens, it means that the decking is growing weak due to moisture damage.
You have to replace part of the roof due to hail damage or missing shingles.
Partially replacing a roof can actually be more expensive per square foot than fully replacing it, especially if the roof is old and requires more work. It might be worthwhile to have our roofers replace the entire thing at once, minimizing your cost and inconvenience.

Of course, a roof that is in perfectly good condition and is near the beginning or middle of its lifespan shouldn’t be replaced simply because you’re looking to sell. But consider this: buyers can be turned off by visible roof patches, while a brand-new roof can be an enviable selling point.
